@Carla Gordon and @Chris Lockwood, Yeah this is not a good COC, but right now finding good cash flow on SFR right now is super hard. you could do what Carla said and do multifamily. you don't need a large multifamily just a duplex, triplex or quad could drop the trick

With that said, below are some tips on how to find a local CPA.1) Attend a Local REIA / Real Estate meetup and see who other investors are using as a CPA2) Network with other investors from your City/State that you find on bigger pockets and see who they use as a CPA3) Look for CPA's with good google/yelp reviews where 'real estate' is mentioned in the review.4) Verify that your CPA is licensed.

Taking the limited route of using just one strategy means you would be missing out on at least 90% of your potential deals, and in the end you would start forcing your strategy onto properties that you have no business doing...then rationalizing that you did a good thing.One trick ponies lose more than they could ever gain.
