The tenant did something where the glass top cracked - they most likely dropped something on it.

Seemed awesome until the home inspection report indicated cracked foundation and water damage, so I backed off quickly.

However, one strategy I think may work is to purchase a large piece of land, say minimum 5 acres and build a unique tiny house (or similar) to mitigate neighbor issues and obtain a CU permit.

The cash flow for the house was a tiny bit more (I think $20). 

So you can buy a tiny house for less than $50k and find some place to put it.

I will create a "tiny home" in the house (with private entry) and I will find a short-term rental property manager to run the operation with my oversight.

We recently purchased a 2.34 acre lot that we intend to build another 2/2 cabin along with 1…possibly 2 tiny (384 sq. ft) 1/1 cabins which we we will break off of the original tract.

Positives: Tiny price point under 2 million, decent population and income in 5 mile radius, 2% annual increases.Possible negatives:  Mentions tenant TI improvements done in 2017 but building from 2004 and landlord responsible for roof and structure.
