You can have the best specs in the world on a given prop, in the hottest market, but if the people you trust to manage it drop the ball, that's a bad investment. 

I would drop this deal like a hot potato.In many western states (Colorado, Wyoming, etc) folks came in and bought large parcels of land...then they subdivided those parcels.

I'm currently a sophomore in college but i want to drop out and start investing in real estate.

Currently the water heater tanks are 13 and 9 years old, I plan to swap out the 13 year old one as at that age it is a time bomb.I pay for the water and the electricity to heat the water.Is it possible to pass some of the electric bill onto the tenants by installing some type of point of use water heater in the individual units (1 bathroom in each unit).I was thinking it might be possible to keep the water heaters at a very low temperature (say warm water, but not hot enough to have a shower for example). 

Should we move and possible add up to 100k onto our mortgage for a slightly bigger house and more land, or should I drop a 40k pool into our current home and try and be happy with what we have?

Oh and I talked him into dropping the last months deposit as well.

You can get a decent conventional with 5% down and the PMI drops away at 20% equity, so that is certainly the way to go.
