HelloI would like to know just how viable and feasible it is to invest in real estate at this moment, i have been advised to invest in funds such as Index Funds, mutual funds and hedge funds but my interests lie in properties/real estate.I will appreciate more details on where to look, what cities or neighborhoods to stay away from and also is NOW the right time to purchase for investment purposes?

That last comment had to do with where you experience lies.

(all tenant issue posted on this forum could easily be resolved by having M2M leases). 2) Never select a tenant out of fear.3) Never allow compassion to cloud your decisions.4) Learn to read people, accept the fact that most people will lie when it is to their advantage. 5) Act immediately, do not wait when implementing policy action.

This is a case where the seller tried to take advantage of someone not from the area, flat out lying about the value.  

Not only did he steal money from our investors, but he also took out 2 and 3 mortgages against houses and lied on HUDS and Leases. 

I'm just getting started and I want to make sure I'm prepared with the appropriate technology.

Over the past few months, I've been pouring into the resources available across BiggerPockets podcast and articles.I've been working within Nashville's technology community over the past year and a half.

That being said the features I really appreciate are more service oriented than technology oriented (and I have no problem paying for all of these services)...Have an experienced and reliable handyman/paint crew ON STAFF.

Sales, business, information technology, mechanics, simple carpentry, electrical, plumbing, REI involves any of all of these things one way or another.

Others will lie or just not actually understand their true results.
