I wouldn't have been able to hit 20-30 deals/month targets with these leads alone.

Some of the areas where that will cause investors to become frustrated are regular reporting, timely delivery of payments, accurate and transparent financials, timely delivery of tax documents, and the ability to meet target projections related to timing and returns. 

What might  work is getting permission from several property owners to allow you to put up a sign in key locations where they are likely to be seen by your target marketers. 

Figuring out which one of those classes you are targeting will determine a lot in regards to financing options, down payments, etc.

My thought process is to direct mail, geo-target, cold call, etc just like I would to uncover wholesale or flip opportunities.

My target buyers and sellers are investors.  

I'd stay close to urban areas and try to target university students or young professionals who are trying to save money.What are your strategies?
