Apparently they assist walking you through finding deals, financing them/obtaining business credit, and closing the deal...I copied this post someone posted about a year ago because I was researching the samething.

@Anthony Phillips Tax liens and deeds are a great way to obtain rental property in Alabama.

Potential problem with the property: Seller realtor mentioned that buyer is required to obtain a Temp CO before closing and from what I understood, I think the reason a temp CO is required because he tampered with the existing CO by illegally constructing living spaces in the attic and the basement.

What type of loan product did your client obtain for the SFR +ADU?

If some folks dont mind sharing their numbers on recent purchases here in desirable areas I am curious.With these numbers I have a hard time deciding if it makes sense to continue to aquire rentals VS just buying more S&P index funds VS just holding cash (it burns holes in my pocket and I start buying dumb sh$t!)

A broker has a fiduciary responsibility to their client to obtain the best offer possible.

Are they up to code and permits, if necessary, were obtained?

The RR & Collection report, CapEx report, and past years' P&L's, including T-12 should be all you need from the owner to make an offer.
