I realize that this might just be your primary residence, but I'm wondering if you would even considering renting it out if you had the option.  

I also realize there is only so much you can assess about a property without seeing it in person that are key factors in whether it's a good property or not. 

I also want to be conscious that I'll need to be patient and need to find a deal that actually makes sense.The more I learn, the more I'm realizing how important it is to improve the property at some capacity, if I want it to appreciate overtime.

I don't recall their actual policy but we bought 8 cases of glazed subway tiles (same production run) and after opening the first case and setting out a few tiles realized there were a lot of pits in the glaze.

You have to realize everyone mails foreclosures and when you are an owner behind on your mortgage and you keep getting calls telling you how distressed your situation is, you really don't want more calls.

It's important to realize that the closer the unit is to the University of Vermont/Medical Center or Downtown the more they will bring.
