In fact, I found them to be pretty ineffective for an all-utilities included rental because it assumed that I would be in full control of the Internet, which there was no way I was taking ownership over in a student rental.

@ lucas carl as far as I know, if you qualify as being in the real estate business and you actively participate in the management of your rentals then you would file with a schedule E, I am not in the tax business, I was also just looking for some advice I was just wondering and thought you would know how you determine your expenses vs depreciatin.

But If you really are interested in a bunch of stuff I’d say chase a higher paying job ($200k/yr plus) while finding ways to minimize student loan debt...scholarships, military, part time jobs...etc.
