In fact, I found them to be pretty ineffective for an all-utilities included rental because it assumed that I would be in full control of the Internet, which there was no way I was taking ownership over in a student rental. 

@ lucas carl as far as I know, if you qualify as being in the real estate business and you actively participate in the management of your rentals then you would file with a schedule E, I am not in the tax business, I was also just looking for some advice I was just wondering and thought you would know how you determine your expenses vs depreciatin.

I'm thinking of getting my single family home with a 5 bedroom and 3 full bath to get a student renters.

Our neighborhood schools are bursting with students in the lower grades with the student population thinning out as students near the eighth grade.

I started looking in troy, and drove by a few but the neighborhood didn't seem to be college students.

But If you really are interested in a bunch of stuff I’d say chase a higher paying job ($200k/yr plus) while finding ways to minimize student loan debt...scholarships, military, part time jobs...etc.

@Jerryll Noorden I'm a 19 year old college student who doesn't have my real estate license or have any experience in real estate, nor do I have the money to actually invest in properties.

Some use it to pay for some debt they currently have (paying down student loans.) 

From what I’m gathering from other posts, the main renters would be college students and hospital workers?

Potential customers would include visiting faculty, parents of students, tech folk, miscellaneous business folk, and patients coming here for specialized care.
