Hi All,My investment partner and I are currently conducting some early research on strong areas to purchase a cash flow rental, likely in late 2023/early 2024 (our first foray into real estate investing).

I've been long small cap ETFs and specific small cap stocks, long BTC, long platinum, long gold, long BDCs, long fixed rate debt(sub 2 year) and long puts against mega-cap.

My wife and I are passionate about real estate and looking to purchase our first long-term rental property (small multi-family).

You can't just kick the tenant out randomly unless the lease specifically states otherwise or it's MTM.

My plan is to purchase another similar mixed use property, however I run short or the 25% required down payment for commercial loan.

That's a great point on rehab costs, but for this property specifically there's not too much work to be done.

This might be a Utah/Nevada specific question, but if you have experience with this I'd love to hear it!
