Also you need to ask yourself if the juice is worth the squeeze......what if you were to just go out and find a $80k house that only needs $5k in cosmetic that you can lock down conventional loan and put $20k +$3k closing and $5k reno.

You may see someone grab 10 to your 2, but if you are doing so more efficiently and in a more fiscally stable manner, you will have a portfolio with a solid foundation where that other person may have a larger one built from a house of cards.  

@Daniel Beaulieu  also closing table is also last century I have not gone to a closing in 20 years.. title company e mails me docs .. unless its a deed I get them to docusign most of it..

I think STL is a solid investment space; there is a TON of federal employment which is quite stable, and Scott AFB on the IL side is one of the area's largest employers, and that's all federal.
