The push-pull has to do (as others have said) with figuring out materials that are durable, likely driving by on a weekend to make sure they aren’t hanging banners out of the window about a Saturday party, etc.

So a 1 point rise in rates will typically push a $450k buyer into a $400k house, but demand for purchasing doesnt have a very big correlation to rates.
