This changed my approach to 1) Always assume the taxes will increase after the transfer. 2) I now write in an addendum to purchase all of the personal property separately.

@Jaleel Phillips To elaborate more, most lenders that I have met (on websites such a privatemoneygoldmine.com and CIX investors) ask for wire transfers, personal information such as SS #, etc and just other shady tactics that let me know from what I have learned that they are just not serious lenders.
