Are there any legit lenders??

I am constantly finding myself always getting amazing deals under contract (current deal asking price $190k with an ARV of $430k+) but having most lenders be scammers. ARE THERE ANY LEGIT LENDERS? My current lender is willing to cover everything including acquisition, holding & closing cost but simply needs me to cover the renovations (only for our first deal) Would love to JV with someone willing to GAP fund or fund the entire project for 60/40 split of profits!!
