I used a lot of information from BP, and even went as far as reading the new CA ADU bill, speaking with the congressman associated with it, educating both my architect AND the city on the new guidelines. 

From my reading of the article, I do not think this is the applicant getting a credit report in hand and handing it out to potential landlords.

I was wondering if you could share the file mentioned above with me and if you have any additional information you have gained throughout your journey and experiences I would love to hear! 

Not to mention, the property was probably mismanaged by an “out of continent” investor who just had a terrible experience losing Haiti during the Haitian revolution.From a real estate perspective, the Louisiana Purchase was a game-changer.

Those that are likely successful have a lot of prior investing experience. 

In my experience sometimes those around you or extended family don't really "get it" nor do they wish to chat about something they feel like is un-obtainable and too risky.

Also any referrals for good CPA’s will be appreciated, preferably based on your own experience.

I started sharing my experience investing overseas in the BP forums around 2017 I believe.

I would focus on finding an investor-friendly agent, that both have the knowledge and experience working with out-of-state investors, and VA buyers.

@Amit Desai I can only speak with my experience, but when we bought our second home with the lender knowing  our intention was to rent it out, the rate was lower than it would have been if it was considered an investment.
