They can only throttle so much by raising rates so they are limiting to bread and butter loans - purchase money, owner occupied.

The obvious is to raise rents, and lower expenses to help out your cap rate.

The goal for me is simple, raise $3,500 of residual monthly income so I may have the option to work less in my primary career field.

Before I go further I'd like to ask that this discussion thread be strictly for uplifting and to help raise a generation of financially aware airmen, corpsman, sailors, and soldiers.My favorite stories I've heard on the BiggerPockets podcasts are when military members take advantage of each time they get stationed to a new part of the world and decide to invest there in those communities.
