A quick web search looks like Montana is pretty lenient on disclosure forms, but you should check with your local real estate experts to be sure.If a buyer learns of it I would certainly expect them to want a discount or to shy away from the property.

Hi @Alex Malyarovich welcome to BP, I'm also a newer investor from north jersey and I understand the feeling of deals going too quick and not knowing where to start.

Owner financing really comes into play on a 5 unit or more because then someone is going to have to carry a commercial loan which is much harder to get. 2-4 families get snatched up quick.

2)How quickly can I complete a physical class in comparison to an online class?

Without leverage you lose the ability to grow wealth quickly.
