Setup a spreadsheet to log your receipts, so that you can track the total that you spend.

Passive in nature - strong sponsors in the deal with a real track record.

My weak spot right now is not have a track record in operating a deal (it’s the first thing these investors want to know).

I do know banks can look for what can be expected as rent, but that usually applies for established investors with track record.Thank you
