Now here is my question, since this realtor hasn't done anything to promote the property and the person who told me about the property is the nephew of the owner, could we just wait until the end of the month when their contract with century 21 expires and then hire a lawyer to close and draw up the contract?

My suggestion would be to use a more powerful project management tool like Microsoft Project for your tracking purposes and to then create a weekly task list from that which you can load up into something like Basecamp.

If not then they are buying 3 beds at the cheaper price.I do not know your area.Appraisal means nothing so forget that. if you are not getting an appraisal for loan purposes the appraiser will massage the numbers to come close to your value.
