Aloha,Assuming you have your ducks all in a row, with signed move in condition form that details "new paint" on walls and ceilings; photos of same; copy of signed Rental Agreement with the prohibition in it; photos of move out condition, showing disgusting yellow nicotine stains running down the walls, and "clean" areas where pictures had been hanging; and your actual invoices for having the cleaning and painting done by appropriate, legitimate, professionals, then YES, charge them.

As it was explained to me by a lawyer advising me about IRA investing, any investment that provides you a personal benefit is potentially troublesome.For example, he recommended against purchasing a house near mine using IRA money.Having your IRA loan money to someone is not a prohibited transaction.

I have an 800 sq. ft. condo in the Denny Triangle area, and I'm thinking through different strategies for how to rent it out at some point in the future.The HOA unfortunately prohibits rentals for less than 6 months, which throws out the otherwise lucrative Airbnb option...So, what are your thoughts on how a short-term lease (e.g., 6 months) would fare in the downtown Seattle area in terms of vacancy and rent?

@Richard Recuset some states prohibit cash/back/credit to parties (even if disclosed) and some even prohibit Flat Fee or Limited Service listings - US DOJ has several lawsuits against several states for this.

Aside from you not being able to take on more than one FHA loan it shouldn't prohibit you from getting another loan bc it actually is for your primary residence (after all you are moving into the new home).

To run a REIT often requires so much spending on operational cost, fees, etc. and they are so diversified as to render your return significantly lower, for me prohibitively lower, than investing more direct in the asset, either through an LP with a reputable and very experienced partner or directly.If you define "safe" as being so overly diversified as to generating low returns...you may be right!

You might check with whoever it is that regulates the water in the area where you are and find out all the rules and regulations associated with houseboats, and whether or not there's anything that prohibits private owners from renting their houseboats.
