We had an opportunity to buy a distressed duplex (off market) but couldn't justify the numbers.

I guess my point was the ROI was good there based on 2021 home prices, but Matt was talking about looking there in 2024. 

Prices are still high, and money is expensive to borrow.  

most of the ones at that price point won't pass code as primary residences ...
