You're in a lot of fear because you need questions answered. 

We both work busy jobs so our tolerance for renovations at this time even within an hour of us is almost too burdensome so out of state renos are out for us as well.I must admit the desire to buy in a climate where snow is not an issue and the dollar goes further is awful tempting but I fear it might be greed driving that curiosity more than it is wisdom 

She called it out in the turnover, but did not want to touch the drain screws  due to fear of "getting zapped" by the disposal.

My fear with putting the 15% down is that I won’t get an adequate cash on cash return...

Unfortunately, I'm at the pre-first deal jitters phase where I'm a little fearful to take the leap.

My struggle/fear is paying too much for the investment.

I understand that this is far down the line of something I'll need to take care of, but a big fear of mine is drowning in a mortgage while failing to find tenants.A few general questions I have are:1.

The main challenge I encountered was getting over my fear of taking the first steps.

Of course there will always be fear and apprehension when investing in a property that is in another state, but I don’t know that the buying process would have been any different.  

New to BP, wholesaling/investing and need to breakout my fear and comfort zone...I attended East Wyoming REI meeting, Than Merril seminar and purchased a webinar but still haven’t managed to make my first deal.I’m looking for meetups  in the Philadelphia / upper Darby area for wholesaling.Any suggestions?
