Below is my theory/prediction on this topic -As per fed's notes from last meeting, there is one more rate hike this year which will be bring fed-fund rate to 5.25-5.5% (probably in Sep and not Nov).

You want it to be predictable and successful, right?

We are going to see many more of these is my prediction. 

The UN’s prediction is our population GROWTH will slow in about 50 years but it will continue, and in 80 years we’ll only have 60 million more people than today.

Return calculations only predict how a property is likely to perform on day one under ideal conditions.

This is obviously fun to watch but the trend is soooooo predictable. 

Other than that, it is pretty impossible to predict what is going to happen.

Unless you've got millions to invest in residential multi-family, probably doesn't matter much.The drastic weather changes the USA is experiencing, may soon throw a wrench in all the predictions experts have made in the past.

STR is not the same like LTR where there are always constant needs for housing.I have predicted from a long time ago that this on-demand business would just create mishaps for some people.

I frequently hear inexperienced investors say things like: "The property doesn't cashflow now, but I'll refi when rates come down."   ...they use the word "when" as if rates dropping is as predictable as the sun setting!
