However, I think starting (somewhat) small at first is a good idea, to make sure it's something you really want to get into, and to learn a lot of the basics and little lessons on something smaller (rather than a big expensive lesson on a large complex).For some perspective, my parents started out with SFRs as rentals when they were in their 20s, then "graduated" to buying a fourplex in their 40s, and now own some SFRs, a duplex, a fourplex, a 10 unit, and a 14 unit (they're around 60 years old now).

I do think a "parent" LLC may be a good idea for the company in general, especially when you do the sale with respect to the construction liability and warranties.
