Add in the underground oil tank and what looked like a $40-50k rehab probably would have been significantly more.There is a learning curve to walking a house and knowing costs to rehab, but it's all part of the game.

I think that would be an olive branch type of offering, because you would be maintaining your property in the way you would like to see it maintained, yet, you wouldn't be taking anything from them, you'd actually be adding some value to them.

Electric is 35 a month and oil for heat is about 1200 a month for the winter months. water and sewer was 300 for the quarter.
