@Eric LowderGenerally, expenses incurred prior to the property being put into service go towards the cost basis. 

2 years is quite a bit of time, but this could be a great deal non the less.

I know, for a non-EU resident, I can take a Spanish Mortgage with local banks, but I was wondering if can organize and pre-approve it with Spanish bank that have branches here in the US.

You could also have a separate agreement outlining house rules...I havent done this but it's something i'm considering.Here are a few issues that have come up while I've house hacked:- Tenants disagreeing about how clean the common areas should be, WHO is cleaning, and whether it's worth having a cleaning service (monthly)- the house's temperature- Some tenants leaving things out in the common areas and other tenants getting annoyed at it.Every situation is going to be different, but if you've ever lived with roommates...it's similar to that, except you're not paying rent! 

If you start canabolizing the principal you pulled out to do debt service - you are setting yourself up for having to get even greater returns, which may not be possible without some serious increase in risk. 

I do hear more issues about Oakland landlords/investors and a few horror stories of a non-paying tenant, squatting for months and it takes thousands in legal fees to get them out.

I would say no more than 1 out of 6-7 people I speak with execute contracts or collect insurance certificates from 3rd party service providers.
