This only works if you live nearby and have time for it.

There are lots of young professionals in these areas but there are less desirable areas very near by so I would recommend touching base with a local investor/realtor to check on specific properties before putting in offers.

Account Closed I had an issue finding comps because everything nearby was apartments, the house is in a nice little pocket of R1 homes. it was really hard to get comps.

In general you want to buy properties that are in the path of growth, meaning there is development taking place nearby (be cautious about direct competition).

No inside access, but it was described as "a hoarding".I spoke with one neighbor who has been inside, she told me there wereintense odors, overwhelming stockpiles of clutter, animal feces, bugs, even rats.
