Regarding  how many properties to really cahs flow it depends on how much debt youare getting agaist those properties.

You need a certified arborist to write a opinion about the tree then send that  to the owner of the tree .

I think this will become much more common in areas where people are being priced out of the market.

This will help you justify the deduction if ever needed.

My suggestion: buy a quality small MF that needs paint and carpet, even that is difficult enough if you are remote!

Also you could do both Hospitable and Hostaway as there isn't a true all in one solution that fits everyone needs.
