I hope the number of homes for sale increases in the next few months along with a slight decrease in Mortgage rates.

We currently attend REIA's in FL & NC monthly so those states are mostly covered but still open to hearing about any great events!

The biggest change will impact seller finance lenders who will be required to be licensed as a mortgage company once they exceed 3 loans in a consecutive 12 month period and will apply to all entities they use.

There are also typically companies that will act as one for a monthly fee.

I flat rate the water by person in each unit, include it in the monthly rent and pay directly.

If it was solely my decision I would buy a new building to house hack every 14-16 months and build my portfolio using low money down owner occupied loans.

Nobody knows what's going to happen rates, prices, inventory in the next 6-18 months.

We own a rental in Irvine and do monthly rentals at the moment. 

(some DSCR loans can have seasoning - 3-6 months, for example.
