The front house is in great shape, needs just carpet, paint and appliances for the kitchen.

I'm basically doing cosmetic updates to get it rent ready (paint, flooring, changing counters, adding cabinets/storage and appliances).

The house likely needs a new roof, all new electrical, kitchens, siding, water heaters, furnaces/AC, floor refinishing, and substantial painting.  

I was fortunate to be accepted into an internship program that taught students how to run and manage their own small business using house painting as the model.

No paint or cleaning?

This unit is fully renovated with new kitchen, bathroom, appliances, central air, windows, carpet, paint, covered garage parking, provided washer/dryer.

The exterior has new siding, paint and a new roof.We had the inspection last weekend and met the tenants.

I double-checked what I entered in the BiggerPockets rental calculator:Vacancy 4% (1 month out of 24); CapEx (3%, no basis); Repairs 2% (assuming just some carpet refresh during turnover and maybe paint refresh), plus insurance $30 per month, 10% PM fee, property taxes $70 per month.

I bought her a damprid to get rid of excess moisture and told her she should have opened her windows to ventilate and that she should have told me right when she noticed, but she waited several days until she finally paid her rent, after it was past due.

One is almost fully updated with a new kitchen, new flooring and paint throughout, and the bathroom has a new vanity and fixtures.
