Of course, if you're talking encroachment issues that might be different, but there are solutions to most title issues and some title companies just don't deal in solutions.It sounds like your biggest frustration is with lazy and uninformed real estate agents, which I completely understand.

For most in modern history we only had C and S Corps and it was very common for individuals to hold 10 or 20 or more properties personally. :)Edited as there was a post while I was typing.Aaron, we like to get all the info we can initially so advice is appropriate, now, I agree with Duncan, get competent advice, not off the internet.
