I'm a control freak on my deals when it comes to escrow and closing.  

I try to adhere to the lease agreement and not to let her personality control it.The current market has very little inventory.  

Any property close to airports or other noisy areas where you can't control the noise.

You have control and choice over your own decisions.

You need to understand your market, controll your contractors with good contracts, have access to good financing, and know your after repaired value. 

Our title company offered us a special policy (I can't recall the name used) that allowed us to escrow the funds if we lost the suit w/ the contractor.  

Perhaps it's just the lack of experience but I do feel lost whenever I move on from deciding that a certain area is a good market to actually looking for properties.

A homeowner, whether in complete control or distress, can get a buyer if the deal sells itself.
