Most legit HML's don't charge for that and you need to be very wary of any of those that require upfront fees besides an appraisal/BPO and/or a credit check.

I wouldn't stop marketing this property either, these buyers should be seen as having no money unless they show legit proof of funds.I'd suggest consulting an attorney or just listing with an agent.
