Hey all,When a potential seller owes money on the house he wants to sell, how do I pitch a win/win seller financing option?

You gotta pick your battles in life and that is one you won’t win !

One of David's points, on which I agree, is that letting an agent know you plan on doing several deals and want ONE agent to work with will go a long way to winning them over.

All of that "cash flow" from the past year will dissapear instantly. 

Sometimes, even a cash buyer can have trouble putting in the winning offer when the market is hot enough.

We do our best to help them as quick as possible but at the same time, you can't always fix problems instantly. 

If you want a win-win relationship with you future CPA, I suggest you approach it with due respect for his/her time and expertise and not expect freebies, at least not until the relationship is strong.

If you want more instant return and wealth then you typically need to do some major rehabs.I don’t really want to do that yet personally so I’m more focused on just getting “base hit deals”.

Perhaps I could make a deal where, I buy the paint for them but also throw another bone to them that I replace the flooring or some other deal where we all win.

SLO can be a win/win/win for all if you truly understand what's happening.
