How crazy is the idea of buying an SFH for STR with accelerated depreciation?

Companies like Proper Insurance can be both your homeowners policy and STR commercial policy in one. 

There are definitely a lot of wholesalers doing "DTA (Direct To Agent)" but you really need to know what you are doing otherwise if you are just someone who is tying up their deal and wasting their time if you can't properly dispo it, you're going to burn your reputation.

They aren't always " home runs" but if you learn the business properly, it can be very lucrative.

The guaranteed portion of the rent from the government provides a stable base, and I've found that many Section 8 tenants take pride in their homes and are eager to maintain a positive relationship with their landlord.Of course, as with any tenant, proper screening and communication are key.

My idea was to live upstairs, maybe rent 1 bdrm for $1250/mo (util included); and rent the downstairs for $1750-$1800/mo (all utilities included).

I am looking for some ideas as I have around 60k of passive income generated from Investment in Tresuries in addition to my w2 income.
