I would take some time to do some research around markets that are investor-friendly and reach out to agents, investors, and property managers to pick their brains and evaluate.  

if we choose sub contractors for each work and we manage all the work independantly then need to take insurance is that correct ? 

I would not go to Mexico for free with all that crime and gangs.I found I can be interviewed on 10 different podcasts shows from the comfort of my house and they do all the editing and promoting the episode to their followers.

Ive been trying to decide between; flipping a house that's on the market, flipping a foreclosure property, building a spec house or doing the BRRR method.
