@Cole Payton, I’m of the mindset to go with conventional mortgages for houses that I plan on holding, until the reserve requirements become too difficult.  

I am looking for cashflow  - no really flip and fix market .Looking for person/agent/team   who is expert in the market can guide in securing the first  two deal .I am open to consider the single family house and multifamily apartment building

Most importantly, if you decide to rent out your house, use the BP resources and learn the ropes even if you get property management, because you will need to ensure they are doing what they should be. 

Normal home owners insurance covers the house, liability, a bunch of miscellaneous items, and all your stuff (furniture, clothing, appliances, etc etc).

I am looking for ways not to be responsible for the house and yet not pay the capital gains tax?
