That would ROCK!

They are in small towns in Texas and with just preliminary research they seem like ready to rock properties.

Properties that rented fast and were rock solid properties I rented myself.

Tenants are looking to move in and are slightly sketchy with their past but have rock solid parents willing to cosign for them.

@ Kyle Soderman, in Minnesota i do not think you would have problems with either, the temperature is cool enough there and i believe you mostly have snow there, the problem with EIFS ( synthetic stucco) was moisture getting and staying behind the system, today there has been a lot of improvements to it. but if you are hit with hale or anything hits the siding enough it can chip or dent. i agree with @Marc Jolicoeur, real stucco is as hard as a rock, and it will last many years.

The community would be 10 minutes from downtown and White Rock Lake and fairly close to the Medical District.

The only way I would even remotely consider this is if the tenants are rock stars on every other level, willing to pay a HUGE deposit, a reasonable monthly pet fee AND I can tour/inspect their current residence and its IMMACULATE.... which it won't be.....I let pets at one of my units.. and not the other......And I'm a DVM....so dont get me started on some of the stupid comments about pets in the replies

I'm buying a Duplex in the Black Rock Area .

The north end, brooklawn or black rock will fetch higher rents and usually better tenants but you will pay more for the properties.
