@ Kyle Soderman, in Minnesota i do not think you would have problems with either, the temperature is cool enough there and i believe you mostly have snow there, the problem with EIFS ( synthetic stucco) was moisture getting and staying behind the system, today there has been a lot of improvements to it. but if you are hit with hale or anything hits the siding enough it can chip or dent. i agree with @Marc Jolicoeur, real stucco is as hard as a rock, and it will last many years.

The only way I would even remotely consider this is if the tenants are rock stars on every other level, willing to pay a HUGE deposit, a reasonable monthly pet fee AND I can tour/inspect their current residence and its IMMACULATE.... which it won't be.....I let pets at one of my units.. and not the other......And I'm a DVM....so dont get me started on some of the stupid comments about pets in the replies

The north end, brooklawn or black rock will fetch higher rents and usually better tenants but you will pay more for the properties.
