Using a HELOC can work, but it's still a second loan on one property so I wouldn't be looking for a way to leverage one of your two properties just yet to get a third.

As I have been listening to a lot of real estate YouTube videos I realized that my moving into the unit is a major contribution to this deal and instead of us paying 20% we got 5% yet we are contributing the same amount of money.

Hello everyone,My Canadian company owns a residential property in California and I want to sell it to my own personal name as I am closing my company.I don't know which professional to consult to help me do the transfer besides my CPA.Can I do the transfer of the deed myself (going to the County Recorder’s Office) and just check with my CPA for taxes due?

Do you think this will impact my ability to rent the property?

Here you are doing the due dilligence that they are supposed to do.   

Now, I’ve shifted my focus to sales in investment real estate.

We also have a decent savings account and a strong income, so we’re in a good financial position to make some moves with these properties.I’d love any advice on how to proceed, including options I might not have considered, and how to best manage or renovate these properties for the long term.

Im interested in getting an off market deal, but want to learn more about it.
