I agree with the above recommendation to get out to some local RE meet ups. 

They make a stamp you can buy off of Amazon (or any office supply store) so you don't even have to write it a million times.If you want to be "nice" you could let them know of your plan.

Just as I was writing this post, I heard on the news about a situation in Madrid, where a neighbor has been dealing with a delinquent tenant for 4 years without being able to evict them.

If the GC doesn't have the money to invest  with you and all he has is the sweat equity then consider having him do what Tom is talking about and after 1 or 2 flips the GC can use his profits to invest on future projects with you.

If possible, buy a house that could work as an STR in the future.

Welcome to BPLots of factors - but a lot of people in your situation have had success doing the house hack in CA and then investing in pure rental properties in the Midwest - everybody's different, but that path seems to be a strong one for investors in CA that want to invest in RE but don't want to leave!
