I also considered a cash out refi but my DTI is too high to be able to do that in the foreseeable future.Selling was our best option to take our equity out, pay off our remaining debts to resolve the DTI issues, and start fresh with the remaining cash.We accepted a contract last night and will be moving forward with the sale.

Should we replace the windows and have a fresh look, or leave them the same? 

Is this still very fresh and they have not had time to move past the shock of the event?

The city has a right to raise the living space and thus appraisal of the house if it is no longer storage space. 

Investors have lots of choices on where to put their money....rental houses, stock market, storage units, commercial property, office buildings, and so many more......if the laws make it too difficult to be a residential investor, then the capital moves to another investment....fewer rental homes, means higher prices, so when people like this think they're helping tenants, it might short term, but long term makes things worse.   

I have remodeled the upstairs with hardwood flooring and fresh paint.
