I would suggest parcelling payments out for smaller task completion on new contractors to get a feel for their quality and timeliness. for example, demo and tile kitchen.   

The city has grandfathered this parcel and its zoned residential.

What are your thoughts on selling it all (one in the hand) or is it your opinion that there is enough demand out there (in a sub 3% vacancy rate area) for smaller investors to buy new construction individually parceled duplex and fourplex buildings?

All of those will likely be pushing over an hour to get into Portland, but will also give you what I feel is the best chance to find larger parcels of land. 

You should be our of within 60 days ish 2) Social Media - Post the contract (only date) and call them out here along with everyone in their company food chain.

Also, are the properties on contiguous parcels or in scattered locations? 

I would not call it "succession planning" as I am not yet planning to turn into worm-food, but you have a good point in the sense that I am planning to slow down, semi-retire and only have the real estate to "play with".
