Hello everyone,I am a new investor and am strongly considering focusing on college rentals.

I am focusing on Irvington, Indianapolis for single family home as my start of my buy and hold investment. 

My main focus due to my financial situation has been wholesaling strategies, but I want to expand into every avenue of RE Investing.

Perhaps i should clarify that while i’m now focusing on property within Metro Halifax, i also have properties in 8 other NS communities between 100-400kms away.

The list is very Bay Area focused obviously.

Is this something that I need to accept and fork over the cash immediately for, or should I be focusing on getting this thing locked under contract first?

When I run analyses, I don’t understand which figure to focus on to see if the investment is a good deal or not.

Some people have shoddy credit, some people only focus on the 3.5% down payment (as opposed to the 3-5% down payment for conventional available right now), some people simply don't know and think FHA is the only way to go, some people do not have access to conventional financing for various reasons.
