The fastest I've ever seen a flip completed in my neighborhood (east side) was 30-35 days> dumpster to listing on Zillow.

D.C. is stilL growing in most wards, However the biggest issue is cost in most the fastest growing areas your looking well over a million for a 4plex (probably closer to 1.5).
