I am reading through the Flipping Blueprint and The Book on Rental Property Investment ( 3rd time for both )My goal is to have a solid rental portfolio and then supplement with occasional flips.

With my history of rental properties I occasionally toy with the idea of getting into commercial rental property(apartments).

Regarding short sales, occasionally I'll find a listing agent that is happy to submit my offer.

The other aspects of occasional contract work or things like pest control or lawn care, insurance and another 10 items it didnt mention ect are other on going costs are things to think about on an apt building over 4 units .

I occasionally sell for a storefront installation company where the owner is Chinese who's English is not all that good.

When I had to make trips there for the occasional fixes (Pipe froze and busted in the winter, tree blew over from wind, etc) it was pretty easy. 

Hello,I have family in the small town of Mason City, Iowa, so I travel there occasionally.

I still do that occasionally and when I look back at these I am way further ahead than I projected.I think the key was twofold.

Occasionally I'll do bulk deals in Detroit or other more "urban" areas.

We've occasionally done some work prior to closing, but ALWAYS with the seller's written permission.The best example is a house that had a severe roof leak -- we wanted to minimize the damage caused by expected rain prior to purchase, so the seller agreed to allow us to patch the roof.
