I've done a bit of due diligence on him so far and he doesnt skimp on his materials/finishes.Theres a lot of decent HUD homes that an owner occupant could maybe justify paying more for than an investor in Maize, East Side etc if you're willing to put in a bit of sweat equity or find a lipstick house.

Paneling is always a sign of covering something up so in most cases I would leave and paint if in good condition, for this house it was obvious something was materially wrong so we ripped it all out.

I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few.

If the brick is unable to dry out sufficiently, the water content - particularly in the outer wythe - will freeze and cause the brick to spall or crack.These walls are often 2-3 wythes of brick thick, so the external face can be in pretty rough shape and the wall still have sufficient structural integrity to carry the load of the building.

pretty simple just create your brand LLC and just use promo material on the properties.the management company I rented from had a multi structured LLC in which there was a management company and the LLC that owned the property.you don't need a lawyer to do this however depending on your state you may be required to file monthly taxes with the local government and obtain a certificate of use (depends how much free time your city has to actually enforce these wasteful taxes/fees).
