Went to the bank and explained asked them to restructure my note to a 15/yr so I could pay down the principle quicker (right now only 75/goes toward principle each month). 

I explained to her that since I focus exclusively on houses here in Philly I wouldn't know exactly what kind of offer to give her.

On lease options explaining escrow for taxes and insurance is not needed but on wraps it can be a deal killer and I sell some houses on wraps where the taxes and insurance is escrowed on my underlining lien so I would need to escrow with my new buyers.  

Then she explained that because she works so much, she was taking things slowly and didn't realize I wanted to move so fast.

If they move out after 10 years, you will have a had time explaining to a judge that a replacement is beyond normal wear and tear, assuming the tenants would haul you into small claims court.
