On lease options explaining escrow for taxes and insurance is not needed but on wraps it can be a deal killer and I sell some houses on wraps where the taxes and insurance is escrowed on my underlining lien so I would need to escrow with my new buyers.

If they move out after 10 years, you will have a had time explaining to a judge that a replacement is beyond normal wear and tear, assuming the tenants would haul you into small claims court.
