For all the commercial experts, how would you recommend I proceed in trying to secure financing this property? 

The successful wholesalers are really expert marketers and most are spending a lot of money monthly on their business .

Because my income minus bills is all I have as far income to grow my business, I will have to do wholesaling to save some money for my first flip and it will give me insight on FINDING a deal others missed.

I personally don't take votes into consideration much as they aren't a true reflection of your contributions.You can post incredibly valuable content to help other members and they still may not vote for your post.This doesn't make your post/insight/information any less useful it just means they didn't click the little button.There are plenty of people like myself with higher posts than votes because we interact a lot with others on BP.I can't expect to get a vote every single time I reply to a conversation I'm having with someone in a thread.

If you haven't I would talk to @Tim Swierczek, he is an expert in financing.Duluth is an interesting area, I imagine multi-family properties aren't as easy to comp as there are so many cheap ones available.
