But I obviously dont want to visit all of those homes with my agent because most of those sellers arent going to except a low ball offer.

This is great except that like other homeowners we have to get our home/yard cleaned and ready for each showing - which is not how i need/want to be spending my mornings...Do you know of any company or anyone who is does cleaning like this on short notice?

However, you could always do an FHA w/ 3.5% down, though you will have to pay PMI forever unless you refi and the property must be in exceptional shape for that FHA to approve of the property.

The process for a multi is much the same, except if there's any income from the second (third or fourth) unit the lender will give you 75% of the income to help you qualify for the property. 

Essentially that is the whole market, except the Westside of Portland IMO.
