It seems to me like if there is a way to structure the deal 50/50 then it makes a lot of things easier, but also takes away your majority ownership.As for the amount of cash for the amount of equity, I am thinking of the scenes on the tv show Shark Tank where the "Sharks" ask the entrepreneur how much they want and all do the quick math to determine what the entrepreneur has valued their business at.

Document the condition, put together an accurate estimate of costs to cure, hopefully from outside sources/contractors, and give it to the closing agent, with instructions to escrow/deduct it.

A wise borrower will require the rehab money to be deposited into an escrow account, with specific disbursement instructions, so he or she knows it will be available when needed.Obviously, once the money is escrowed for your use, the HML cannot loan it to anyone else and cannot make a return on these funds.
