If they have stuff in their past but can explain it that’s ok for me sometimes but if it smells fishy and is setting off alarm bells which it sounds like in this situation is then you should listen to your gut and pass here.

Sounds like a great deal. 

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

If it is it sounds like this is the time that you really nail down the numbers and decide if its really worth pursuing.

They sound great and get you enthused, but offer nothing of substance that you can practically apply to get paid. 

Sounds like you found a great deal, and I agree with you that the appreciation should continue with building of the new federal courthouse and also Harrisburg University is supposed to be building a $100M building downtown, which I think that economic force will trickle into the Midtown area as well.Let me know if you have any questions, I'd be happy to help!

In addition to Matt's sound business practice of fixing the home, most states which includes mine GA, tenant law says; landlord may not contracturally transfer responsibiltity of maintenance to the tenant, its always the responsibility of the landlord.....
